Smart growth and infrastructure is of great importance for all local governments to consider. The demands of population migration to the South due to jobs, economy, and weather is taking a toll on the restraints of old systems that are in place. The grids need to change as well as expand as people want to live where they work and play. Commercial Real Estate, particularly land opportunities, is depending on it to provide office, retail, flex and the many conveniences necessary for the added rooftops. Good schools and new parks are an important link in the chain to support this infrastructure to incorporate a sense of balance to the subdivision lifestyles.
Traffic woes and air pollution is the byproduct of this growth and needs to be at least considered first and not last. In the recent past, it has been an afterthought and citizens are paying for it present day. The prediction of future growth and higher density with a robust transit system to and in these areas will alleviate the traffic and possibly incubate workforce housing simultaneously.
Local governments are making great strides, but there is a general consensus that questions its effectiveness and courage to change with the times. Resident support, collaboration, and education will help aide the efforts that will build synergies between governments and citizens alike.
